This is a typical 30 plus day advertising and marketing cycle, which begins once an auction has been scheduled.
Register to be a Buyer
Property Inspection: This includes both a physical inspection and title inspection gathering all the necessary information and pictures needed to properly market and create value for the auction. This would include the seller disclosure, a preliminary title report, maps, plats, showing any and all easements and pertinent information about the property area, market conditions, etc.
Property Auction Packets: These are designed to give potential buyers as much information as possible about the property. Eliminating any questions or concerns they may have. Providing them with important contact numbers and information rewarding financing and closings and associated costs.
Property Signage: To create an interest and awareness of the upcoming auction on your property, one large sign and 4 directional signs are installed and are designed to attract people to the property: and drives this also traffic to the web site, further exposing yours and other auction properties.
Open Houses are scheduled: A minimum of one open house is suggested one week prior to the Auction to allow potential buyer an opportunity to inspect the properties and gather information. Sellers are encouraged to be available for scheduled appointments for individual showings as well.
Internet: Your property is posted on our website www.utahrea.com as well as many other Real Estate sights. Our weekly Email Blast is sent to potential buyers, investors, and agents and brokers. Your property is also posted on a global Real Estate Auction Site and on the NAA Real Estate Auction Site.
Newspaper: Auction display ads are placed in local newspapers promoting individual auctions and times as well as driving traffic to the website and auction seminars, creating interest, curiosity and excitement.
RE Magazines: Auction display ads are placed in local Real Estates Magazines such as: Homes Illustrated, Your Next Home Magazine and other local magazines.
TV and Radio: 30 to 60 second spots are strategically placed at prime times to provide awareness and again driving traffic to our website to create interest in the properties being offered for sale at auction.
Pre-Auction seminar for Buyers: As a part of the Real Estate Auction, we educate the buyers about the auction process. We also work with highly motivated mortgage companies who all understand the Real Estate Auctions and processes, to help assist in getting buyers pre-qualified prior to the Auction.
Monthly Auction Educational Seminar: We conduct monthly educational and informative seminars to help potential buyers and sellers with the auction process, eliminate any fears they may have, and answer any questions.
